Project Overview

The former site of the Olympia Resort in Oconomowoc is being redeveloped as Olympia Fields. This approximate 65-acre site will serve as a gateway into the growing community and may include retail establishments, multi-family housing, a medical office building, commercial outlets, and other land uses that are part of a tax incremental financing district (TID). Additionally, this mixed-use redevelopment will include a recreational bike trail that meanders through the development as well as along the adjacent STH 67 right-of-way.

raSmith is working closely with multiple stakeholders on this public/private development, including Wangard Partners, Inc. (developer), the City of Oconomowoc, the City’s engineer, and others. Services provided on this complex, multi-phased project include surveying, preliminary engineering, landscape architecture, endangered species review, site planning and design, public and private roadway design, roundabout design, utilities relocation, stormwater management including bioretention for water quality and multiple agency permitting.

Significant challenges on this project include maintaining access for the active retail and condominiums as well as relocating utilities. raSmith prepared a complex access plan for businesses and residents so they could easily access the site in a timely manner while the surrounding development is under construction. A study was completed by raSmith to phase the utility relocations in a manner that preserves and accommodates the development’s active retail uses.
