In an ever-changing retail environment, raSmith adapts to industry needs based on its vast site design and development management experience. This ability is exemplified through the firm’s key role in supporting Home Depot’s outparcel carve-out initiative. Based on re-evaluations of municipality parking codes, Home Depot has determined that several of their stores have an overabundance of parking space, providing opportunities to “carve out” land and sell as excess property for increased revenue.
raSmith acts as a liaison between interested developers and Home Depot’s real estate and construction departments. The carve outs, typically one-to-two-acre spaces for retail or restaurant developments, require extensive coordination for traffic circulation, building location and parking layout to work harmoniously with the Home Depot site and operations. raSmith collaborates with developers to review plans and coordinate changes with Home Depot management for successful results.
