Project Overview

Fleet Farm, Muskego, consists of a 137,000-square-foot retail store with an outdoor yard area and a separate 2,900-square-foot gas station/car wash. The main building is precast concrete masonry panels with inlaid brick and a tall decorative parapet to screen mechanicals. The yard area is enclosed with a combination black steel entry gate with decorative columns and a 16-foot-high decorative fence. The gas station was designed to complement the main retail store by utilizing the same precast masonry and inlaid brick.

The site includes parking for 429 stalls, a four-bay truck dock, a pet wash building, and vacuum stalls at the gas station, all connected by accessible sidewalks. Stormwater management was provided by three separate underground detention systems, totaling over 2 million gallons of storage as well as a bioretention basin located along Racine Avenue. Additionally, a tributary to the Fox River carrying flow from approximately 1,500 upstream acres runs directly through the site. As a result, there were several Wisconsin Department of Natural Resources (WDNR) environmental challenges including wetland fills, additional culvert permitting, site modifications, and restricted seasonal construction requirements in an effort to minimize adverse impacts on fish spawning in the stream. raSmith worked with the City of Muskego to enhance the existing wetlands and remove invasive species as part of the clean-up. In addition to the private onsite work, Fleet Farm was required to construct road improvements along Racine Avenue and College Avenue per the Wisconsin Department of Transportation (WisDOT) approved Traffic Impact Analysis. Turning lanes were added, median openings were adjusted, and temporary signals were constructed at the Racine and College Avenue intersection.
