Project Overview
raSmith provided civil engineering, site design, and zoning coordination for the development of a new BodyWorks Medical Center in Carol Stream, Illinois. Founded in 2016, BodyWorks operates in three suburban Chicago locations and provides integrated medical, chiropractic, and physical therapy services for patient care.
This project involved the onsite mitigation of wetland impacts to meet environmental regulations and support a smoother approval process. Due to floodplain fill, compensatory storage was created to offset the displaced volume, maintain proper floodplain function, and reduce permitting risks. Additionally, the project’s stormwater design met the requirements of the DuPage County stormwater ordinance for post-construction best management practices.
The raSmith team managed the planned development and plat of consolidation zoning approvals to ensure the site design complied with municipal requirements. These services streamlined coordination with the Village, secured the necessary entitlements, and helped keep the project on track for a successful opening.
